Is it time to replace, or just repair?
A lot of Temecula homes were built during the valley’s big growth years, and many of them have concrete tile roofs. Tile itself can last a long time, but the underlayment beneath it wears out sooner, and that layer is what actually keeps water out. That’s why a roof can look fine from the street and still leak.
A licensed roofer can tell you which situation you’re in. Common signs it’s worth getting an assessment:
- Water stains on ceilings or in the attic, especially after the first rain of the season
- Many cracked, slipped, or broken tiles, or shingles that are curling or losing granules
- Sagging areas, soft spots, or daylight visible in the attic
- Repeated repairs in the same spots
- A roof that’s original to a home built in the 1980s, 1990s, or early 2000s and has never had its underlayment replaced
What a replacement estimate should include
Ask the roofer for a written, itemized estimate. A good one spells out:
- The roofing material and underlayment being installed, by brand and product
- Whether existing tiles will be reused (a “re-lay” or underlayment replacement) or replaced
- Tear-off, disposal, decking repair allowances, and flashing and vents
- Permits, which the contractor normally pulls with the city or county
- Payment schedule and warranty terms, both workmanship and manufacturer
- The contractor’s CSLB license number, which you can check at cslb.ca.gov

How long does a roof replacement take?
It depends on the size of the home, the material, and the weather. Many single-family jobs take a few days once work starts, but ask the roofer for a timeline in writing, including permit time.
Can I reuse my existing tiles?
Sometimes. Many tile roofs can have the underlayment replaced and the good tiles re-laid, which a roofer can assess. Some tiles may break or be discontinued, so ask how replacements will be matched.
Do you write the replacement quote?
No. We are a referral service, not a contractor, so we never quote or bid on work ourselves. The roofer you’re matched with inspects the roof and gives you their own written quote.
