- Broken, cracked, or slipped tiles and missing or damaged shingles
- Flashing at chimneys, skylights, vents, valleys, and roof-to-wall joints
- Signs of underlayment wear, especially in valleys and at eaves
- Ridge and hip caps and their mortar or fasteners
- Gutters, downspouts, and roof drainage
- Attic check for stains, damp insulation, or daylight
When to schedule
Early fall is ideal, before roofers get busy with leak calls. It’s also smart after a strong Santa Ana wind event, before listing or buying a home, or if your roof is 15 or more years old and hasn’t been looked at.
What you should get afterward
Ask for photos of any problem areas and a written summary of recommended repairs, with priorities. You decide what to do and when. There’s no obligation to hire the roofer for repairs.
